Property overview – June 2011

Overall, the property is in good condition. The landscaping beds are in good condition and at this time, there are no shrubs or trees that are in immediate need of replacement. The trees are young/mature and are healthy. Pruning needs to be scheduled for the future. The current shrubs were planted about 6 years ago and if they are maintained properly will not need replacement in the near future, if they are property maintained. The general turf condition is good although the base soil is heavy clay and a soil-conditioning program should be part of the normal care package. There are areas in the turf that do have weeds and this can be addressed. After a complete walk through the following conditions were noted that can be addressed by a long-term landscaping plan.

·         Foundation beds around building – mulch is getting thin and needs to be top dressed

·         Tree rings – new rings need to be cut and the ring needs to be stripped and new mulch installed

·         The poly edging on the north end of the building has a couple of breaks and is heaving out of the ground. Remainder of the edging is beginning to pull in a few areas.

·         There are areas in the beds along the building that are weed problems due to lack of underlayment

·         There is no area of focus or color near the main entrance

·         There are several areas along the main sidewalk were the walk was replaced at one time and the ground level is below the level of the sidewalk

·         At the entrance to the parking lot, cars have driven over the edges and the grass is dead or full of weeds.

·         There are weeds in the turf along the curb at the street and around the parking lot

·         There is an area in the turf in the back lawn that was damaged and has not recovered and is full of weeds and little grass

·         The company sign has no landscaping around it

·         There is a retaining wall at the back of the property that is deteriorating and it will need to be replaced in the future

Targets for short-term upkeep - 2011

·         Top dress foundation beds with mulch

·         Dig new tree rings and mulch

·         Repair edging at north end of building

·         Make turf repairs at entrance to driveway and damaged area in back lawn

·         Add additional weed control to yearly maintenance

·         Add fall aeration to yearly services to loosen clay soil compaction

Targets for long-term upkeep

·         Raise grade around sidewalk and repair turf

·         Replace edging around foundation beds

·         Replace underlayment and mulch in all foundation beds

·         Design landscape beds for the entrance area and around the company sign to add a focal point and color

·         Prune trees to raise the canopies and thin branches to improve tree health

·         Retaining wall replacement in next 3 to 5 years

·         Foundation bed planting replacement and possible redesign in 6 to 8 years

Budget projections

2011 Additions

·         Add turf aeration - $255

·         Add additional weed control along curb lines - $85 per time

·         Top dress foundation beds with 3 yards of mulch - $165

·         Dig new tree rings and mulch 12 trees - $700

·         Turf repairs – strip, add black dirt and seed - $185

·         Repair edging - $55

2012 Additions

·         Raise grade around sidewalks and repair turf by seeding -165*

·         Additional weed control - $85 per time*

·         Fall aeration - $255

·         Prune trees - $850

*Note: As aeration and weed control are items that are recommended each year, they can be added to the monthly contract fee for $45 per month, which is a reduced rate

2013 Additions

·         Replace foundation bed edging - $685

·         Replace foundation bed underlayment and mulch - $485

·         Design and install beds around the company sign and front entrance - $2,100

Future projected projects

·         Replace retaining wall – 90 sq. ft modular block retaining wall with cap – Approximate cost $3,150

·         Redesign and replace foundation beds - $4,235

The purpose of this plan is to establish current property conditions, identify potential maintenance issues and develop a long-term plan to address landscaping issues to maintain the property value and create appropriate curb appeal. The plan contains projected costs that can be used by the client to help establish yearly budgets.
